No address in Club Campestre has traded more often. Twenty-four Costarena sales reached the Los Cabos MLS in three years, $15.6 million in volume, at a median close of $583,500. If you want to know what a condominium in this community is genuinely worth, this is the set to read.
There is a strong pattern in the dates. Twenty of those twenty-four closed during 2023 — a developer sell-out, with almost every unit closing at exactly its list price. The four that closed later, from 2024 onward, went at $890,000, $935,000, $995,000 and $1,300,000: materially higher than the 2023 band of $405,000 to $755,000.
The five units listed today are asking $699,000 to $1,450,000. That is consistent with the later resales rather than the original release, which is the single most important thing to understand before you compare a current listing to the 2023 closings.

Three things worth knowing about Costarena
Do not price a 2026 listing against the 2023 closings. Twenty of the twenty-four recorded sales happened during a 2023 developer release, when almost every unit closed at exactly its list price between $405,000 and $755,000. The four sales since then closed at $890,000, $935,000, $995,000 and $1,300,000. The current listings sit with the later group. Quoting a seller the 2023 median is not a negotiating position, it is a category error.
Costarena is the cheapest square footage of the main condominium addresses. $263 per square foot at the median, against $268 at Cora, $430 at Larena and $433 at Wen Living. Some of that is age and some is finish level — but if raw space per dollar is what you are optimising for, this is where it is.
Only one Costarena sale in three years closed above asking — 24-3117, at $935,000 against a $925,000 ask in February 2025. Twenty of the twenty-four closed at exactly list. This has not been a market where bidding above asking is normal, which also means a well-supported offer at asking should be competitive.
